Adjustment Method Documents

Below are buttons to download two documents I created that I think may help some appraisers. These documents were designed for Synapse users but I believe they may be helpful to others as well.

This first document gives a brief explanation of most adjustment methods an appraiser might use and it should be understandable to typical readers of appraisal reports. I designed it to be something you might copy and paste into your report (or just attach the PDF) to help the reader of your report understand what you did for a particular appraisal method. It does not mention Synapse at all. Feel free to use it and modify it however you like.

This second document is the long-winded version of the above document going into much more detail and even showing the math. It is actually for the workfile that goes along with our Synapse adjustment support tool, however, I think it may also be helpful to appraisers not using Synapse so I’m including it here. While it does mention specifically how Synapse handles things in certain areas, you can disregard those parts. Starting on Page 3 of this document it goes into detail regarding the math behind many appraisal methods and includes examples for most of those methods so you can follow along with the math.

Last, I have also created a YouTube playlist of videos where I go over (in detail) each method and the math behind it, including examples and showing you how you could calculate many of them using Excel or any other spreadsheet tool. Regarding a few types of regression that are long and complicated to calculate, I go over the basic theory behind the math rather than a drawn-out mathematical example.
