TrendSheet 4 is a market analysis, sales grid analysis, and automation tool designed for residential real estate appraisers that works with any form-filler (features below noted with * only work with a la mode's TOTAL). It can either be integrated into a la mode's TOTAL appraisal software or it can be used as a stand-alone spreadsheet if you use any other form-filling software. In order to provide accurate calculations for competing properties and the defined neighborhood, TrendSheet 4 utilizes the data you export from your own MLS system.

Save Time, Reduce Typing Errors, and Increase Consistency
TrendSheet 4 automatically calculates and transfers your 1004MC numeric data, top of Page 2 numbers (Page 3 for a condo), low/high/predominant numbers on Page 1, and it also calculates and transfers the condominium section of the 1004MC (when using that form). It can also be customized to automatically transfer any other data to your appraisal form as well. The new feature Dynamic Commentary automatically creates comments based on your market data and transfers them into your 1004MC. *The ability to transfer data directly into your report only works if you are using a la mode's TOTAL.
Greater Understanding of Competing Data and Neighborhood Data
In addition to calculating your 1004MC data, TrendSheet 4 provides many other metrics for competing properties, the entire neighborhood, and your condo project (when applicable). TrendSheet 4 also analyzes up to two years of data at once providing comparison metrics, percentage change per month, and graphs. Appraisers told use they wanted graphs so we now have a total of 40 graphs (20 for competing data and 20 for the entire neighborhood data). TrendSheet 4 now has adjustment indicators based upon a combination of your MLS data and your actual sales grid. It provides between 6 and 9 adjustment indicators for the following features: GLA, lot size, age, bedroom count, bathroom count, vehicle storage, distressed, swimming pool, and single- versus multi-level. *Paired sales and sensitivity indicators only work when used with a la mode's TOTAL software.
TrendSheet has been tested and used extensively since December 2013 by myself (I use it on every report) and hundreds of appraisers.
Unlocked and Unlimited
TrendSheet 4 is a fully customizable spreadsheet that has not been locked in any way, allowing you to modify it in any way you see fit (i.e. alter formulas, add your own calculations, etc). The purchase of TrendSheet also includes a license to use it on all of the devices that you personally use (your PC, laptop, tablet, etc although it is limited to one user) and since there are no subscription fees it includes unlimited use for life.

***TrendSheet 4 is designed for use with single-family residences and condominiums (not multi-family properties) and it is specifically designed to work accurately with UAD reports. In non-UAD reports the paired sales and sensitivity analysis may not function correctly.
In certain areas TrendSheet may not function correctly for condominiums. This is typically the case in MLS systems that have a completely separate search for condos where features and fields are not the same as typical single-family properties. We are aware of two areas where this is an issue and we have created instructions specific for those systems in order to have full functionality with condominiums. If you experience a problem with condo functionality let us know and we will work to correct the problem (typically this involves having a separate condominium export in your MLS).
